Terms and Conditions

Last updated: October 4, 2026

These Terms and Conditions (“Terms”) govern bookings for and stays at Tazawako Onsen Coliving (the “Property”), operated by Watsunagi, Inc. (the “Company”), and use of the Company’s website at https://tazawakocoliving.watsunagi.org/ (the “Website”).

By making a booking or staying at the Property, you (“Guest”, “you”, or “your”) agree to these Terms.

1. Booking and Contract

A booking request does not constitute a confirmed reservation.

A reservation becomes binding when:

  • the Company has received the required deposit; and
  • the Company has sent written confirmation of the reservation by email.

The Company reserves the right to accept or decline a booking in accordance with applicable law.

For group bookings, the person making the booking (“Lead Guest”) represents that they have authority to make the booking on behalf of the group and is responsible for the payment obligations of the group.

The Guest must promptly notify the Company if any information contained in the booking confirmation is incorrect.

2. Minimum Stay

The minimum stay at the Property is 14 nights.

The Guest agrees to book and pay for at least 14 nights, unless the Company agrees otherwise in writing.

If the Guest voluntarily stays for fewer than the booked number of nights, the Guest remains responsible for the payment obligations under the applicable cancellation and early-departure provisions of these Terms.

3. Prices and Included Services

The applicable accommodation price is the price displayed on the Website or otherwise agreed with the Guest at the time of booking.

Unless otherwise stated, the accommodation price includes:

  • accommodation;
  • use of the facilities and services expressly stated on the relevant accommodation or rate page; and
  • applicable consumption tax.

Services or items not expressly included in the accommodation price may be charged separately.

The Company will clearly communicate any additional charges that apply to the Guest before they are incurred, where reasonably practicable.

Once a reservation has been confirmed, the agreed accommodation price will not normally be changed for that reservation.

Promotional offers introduced after a reservation has been confirmed do not entitle the Guest to a refund or price adjustment unless otherwise stated in the relevant promotional terms.

4. Payment

A booking deposit of 50% of the total accommodation charge is required at the time of booking.

The remaining 50% is due at check-in. For stays of 30 nights or more, the remaining balance may instead be paid on a monthly basis after check-in, as agreed with the Company.

Payment may be made by bank transfer or by card at the Property.

If any amount is not paid by its due date, the Company may take appropriate action, including cancellation of the reservation, in accordance with applicable law and these Terms.

Where payment is made in advance, the Company will provide the Guest with appropriate confirmation of the booking and payment.

5. Cancellation Policy

If you need to cancel your booking, please contact us as soon as possible by email at info@watsunagi.org.

Unless otherwise stated in the cancellation policy displayed at the time of booking, the following cancellation terms apply. Cancellation charges are deducted from the booking deposit paid at the time of booking (see Section 4). Any portion of the booking deposit that is not retained as a cancellation charge is issued as a credit (“Credit”) toward a future booking at the Property, rather than refunded.

Cancellation 30 days or more before arrival

No cancellation charge applies. The full booking deposit is issued as Credit, valid for 12 months from the original booking date. This Credit may be transferred to another person if the Guest is unable to use it.

Cancellation fewer than 30 days and 7 days or more before arrival

A cancellation charge of 20% of the booking deposit is retained. The remaining 80% of the booking deposit is issued as Credit, valid for 12 months from the original booking date.

Cancellation fewer than 7 days and 72 hours or more before arrival

A cancellation charge of 50% of the booking deposit is retained. The remaining 50% of the booking deposit is issued as Credit, valid for 12 months from the original booking date.

Cancellation fewer than 72 hours before arrival, or no-show

The full booking deposit is non-refundable and cannot be converted to Credit.

Early departure

If the Guest shortens their stay by 14 nights or more, the cancellation terms above apply to the booking deposit.

If the Guest shortens their stay by fewer than 14 nights, the accommodation charge for the cancelled nights remains payable, unless the Company is able to rebook the room for those nights. As the minimum stay is 14 nights, rebooking at short notice may be difficult, but the Company will make reasonable efforts to do so.

All cancellation charges under this section apply only to the extent permitted under applicable laws and regulations. The Company will not charge cancellation fees or other amounts to the extent that doing so would be prohibited by applicable law, including the Consumer Contract Act of Japan.

6. Arrival and Departure

Check-in is from 3:00 p.m.
Check-out is by 10:00 a.m.

If the Guest arrives before the check-in time, access to the Property may be available, but the Guest may need to wait until the room is ready.

If the Guest arrives outside the normal check-in process, the Company may provide alternative access instructions.

The Guest must vacate their room by the check-out time.

Where permitted by the Company, the Guest may continue to use designated common areas after vacating the room.

7. Travel Documents and Entry Requirements

The Guest is responsible for obtaining and maintaining all passports, visas, permits and other documents required for travel to and stay in Japan.

The Company is not responsible for costs or losses arising from the Guest’s failure to obtain or carry the required documents, except to the extent liability cannot lawfully be excluded.

8. Health, Safety and Activities

The Guest is responsible for making appropriate decisions concerning their own health, physical condition and ability to participate in any activities during their stay.

The Property may be located in an area where Guests can independently participate in outdoor, recreational, sporting or other activities.

Unless an activity is expressly provided and supervised by the Company, the Guest participates in such activities independently and at their own responsibility.

Outdoor and recreational activities may involve inherent risks, including injury, illness, death, loss of or damage to property, weather-related hazards, transportation risks and other unforeseen circumstances.

Guests are responsible for making appropriate preparations, following applicable laws, safety instructions and the instructions of qualified activity providers, and obtaining appropriate insurance where necessary.

Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, including liability arising from the Company’s willful misconduct or gross negligence where applicable.

9. Personal Belongings and Damage

Guests are responsible for taking reasonable care of their personal belongings during their stay.

The Company is not responsible for loss of or damage to the Guest’s personal belongings except to the extent required by applicable law.

If the Guest causes damage to the Property or its equipment through intentional or negligent conduct, the Guest may be required to compensate the Company for the actual damage suffered, to the extent permitted by applicable law.

The Company will provide reasonable details of the damage and the amount claimed.

10. Conduct and Community Standards

Tazawako Onsen Coliving is a shared living and working environment. Guests are expected to respect other Guests, staff, neighbors and the local community.

Guests must not engage in conduct that:

  • threatens or harms another person;
  • constitutes harassment, bullying or intimidation;
  • involves discriminatory or hateful conduct prohibited by applicable law;
  • causes substantial disturbance to other Guests or the operation of the Property;
  • involves violence or threats of violence;
  • involves illegal activities; or
  • materially damages the Property or its facilities.

Guests must also comply with reasonable instructions relating to safety, security, hygiene and the proper use of the Property.

Where a Guest’s conduct falls within a legally permitted ground for refusing or terminating accommodation, the Company may take appropriate action in accordance with applicable law.

Nothing in these Terms permits the Company to refuse accommodation or terminate a stay on grounds prohibited by applicable law.

11. Visitors

For security and the privacy of other Guests, only registered Guests may stay overnight at the Property.

Visitors may be permitted only with the Company’s prior approval and subject to any applicable visitor rules.

A Guest must not provide unauthorized persons with access to restricted areas of the Property.

The Company may take appropriate action where unauthorized access creates a safety, security or material operational issue.

12. Pets

Pets are not permitted at the Property unless expressly approved by the Company in advance.

This provision does not limit any rights or obligations arising under applicable law concerning assistance dogs or other legally protected accommodations.

13. Facilities and Services

The Company may modify, suspend or discontinue particular facilities or services where reasonably necessary for maintenance, safety, legal compliance, operational reasons or circumstances beyond the Company’s reasonable control.

Where a material reduction in the services included in the Guest’s confirmed booking occurs and the Company is responsible for the reduction, the Company will take reasonable steps to provide an appropriate remedy in accordance with applicable law.

14. Force Majeure

The Company will not be responsible for failure or delay in providing accommodation or services to the extent caused by circumstances beyond its reasonable control, including natural disasters, severe weather, fire, epidemic or pandemic, government measures, transportation disruptions, utility failures, war, terrorism, civil unrest or other comparable events.

Nothing in this section limits rights or remedies that cannot lawfully be excluded.

15. Website

The Website is provided for informational and booking purposes.

The Company will make reasonable efforts to ensure that information on the Website is accurate and up to date, but descriptions, photographs, availability and other information may change from time to time.

The Guest must not:

  • interfere with the operation or security of the Website;
  • access the Website for unlawful purposes;
  • collect personal information of other users without authorization;
  • reproduce or commercially exploit Website content without permission; or
  • circumvent technical or security measures.

16. Intellectual Property

Unless otherwise stated, intellectual property rights in the Website and its content belong to the Company or the relevant rights holder.

The Guest may use the Website for personal purposes but may not reproduce, publish, distribute, sell or commercially exploit its content without prior written permission, except where permitted by applicable law.

17. Privacy and Personal Information

The Company will handle personal information in accordance with its separate Privacy Policy.

By making a booking, the Guest acknowledges that the Company will need to collect and use information reasonably necessary to process the booking, provide accommodation, comply with legal obligations and communicate with the Guest.

Marketing communications, where applicable, will be handled in accordance with applicable law.

18. Electronic Communications

The Guest agrees that the Company may communicate with the Guest electronically using the email address or other contact information provided during the booking process.

Electronic communications may include booking confirmations, payment notices, arrival information, changes to the reservation and other information relating to the Guest’s stay.

19. Governing Law and Jurisdiction

These Terms are governed by the laws of Japan.

Any dispute arising from or relating to these Terms or the Guest’s stay shall be subject to the jurisdiction of the court having jurisdiction under applicable Japanese law.

Nothing in these Terms deprives a consumer of any mandatory rights or protections available under applicable law.

20. Severability

If any provision of these Terms is found to be invalid or unenforceable, that provision shall be interpreted or modified to the minimum extent necessary to comply with applicable law, and the remaining provisions shall remain in effect to
